    I've never seen such a pile of **** outside Homes Under The Hammer. It's probably been on it, even.

    I bet it's got a dodgy lease and that's a first time flip for someone.

    Please take someone who knows a bit about houses with you before you spend money. I do feel for you. I did exactly the same 20 something years ago and thankfully a friend saved me :o Now I knows my onions.

    As DoozerGirl says - the beams are the least of the problems there. Just look at that last pic, especially, but all three show zero respect or care - repointing is desperately needed.

    You really need a full structural by somebody specialising in old buildings, because whoever worked on this place did not have the first scooby.

    With a Chinese fish bar right next door, there is plenty to attract the little burgers.

    The listing claims freehold at the top of the page*, but sitting over commercial premises, it begs the question as to what the flat owner is responsible for.


    *But.... further down...The property is leasehold, with the remainder of a term of 999 years from (1995). There is no service charge, annual ground rent is 1; the buildings insurance is split 50-50 with the freeholder.

    Freehold... but 1st floor apartment. So are you buying the freehold for the whole building?
    And how's that roof valley work with the floor layout? The windows are normal height, after all. That restricted-height bit from the washing machine is an internal wall. That's the ceiling height all the way down the separation between the two halves of the flat.

    Because, like a huge proportion of them, it (probably) isn't an "extractor" hood, merely a "filter" hood with a pretendy chimney on it. Just a bit more obvious in this example.
