Negotiating with a new build developer

So I’m very close to reserving a new build house on a Barratts development, I know that the game has been played bit by bit in regards to starting our at full price then saying the plot I’m after will have an upgraded kitchen and carpets thrown in along with a gifted deposit.

However I have seen on the website for the plot that they will pay your mortgage for 6 months on selected plots.

From looking around on articles to do with this, there have been stories of matched 5% deposits, legal fees paid etc etc. The gifted deposit is about £5k short of the 5% mark but I’m thinking of asking to throw in the 6 months mortgage and a couple of built in wardrobes that are present in the show home.

Is this taking the !!!!? Given that it’s the end of year for them so they are keen to push plots out...?

    You could save a world of Barratts pain and go and buy a decent house instead.

    Some things to consider...

    You'll be dealing with a salesperson. 'Head Office' will have told them what incentives they can offer on that development - they won't have the freedom to offer anything 'creative', even if there have been 'creative' incentives on other developments.


    If the salesperson is good, they will be asking themselves "What's the minimum incentives I have to offer, to stop this person walking away?"

    (If the salesperson thinks you're going to buy the house anyway, why give you incentives?)

    So maybe do something like suggest that you're also looking at a property on another development, and the level of incentives could make the difference to which property you choose.

    When I bought my new build I assumed the same thing about financial year end. Its not the case. It depends how easily the houses are selling.
    We got stamp duty paid and flooring throughout but they wouldn't budge on anything else. They had already reduced the price of the houses.
    It worth asking and trying your luck but I suspect you are already getting plenty of incentives.
