Neighbours BREACH deeds ?

    No you are not the only one. The OP cannot describe the problem in a coherent manner and confesses that he is not an expert.

    If the OP's deeds refer to both garages surely any mistakes made are by the neighbour and the previous owner of the OP's property (which he is now bound by)? However for whatever reason the neighbour knocked their garage down and started again?

    If the OP's garage extends close to the boundary and the neighbour has now done the same, then there is no support involved. The issue becomes one of maintenance and access. Sensible people leave gaps for this or join the walls but it is unclear which has failed to do this. I think the OP believes that the garage was builT with the intention that were his neighbour to build a garage it would be joined. But it is not clear he can demand that it should?

    If the OP's neighbour has conravened planning rules (and it appears that the planning officer has not objected) it is up to the OP to challenge this legally and not expect this confusion to be resolved on this forum?

    To explain more original garage remains but has been strengthened
    Neighbours no longer exists
    Deeds quote garage to be erected on said land must support garage erected on said land one east one west
    As far as maintenance the boundary wall still exists but no mateinence gap left
    Planning do not read deeds that I do actually no nor check
    Yes was up to us to object but didn’t know it was in the deeds till they had finished so to late really
    At least if we sell ours, ours will match the deeds

    I fear you are just adding more confusion.

    If I were you I would take lots of photographs and then take the deeds to a solicitor.

    One other matter, if your deeds and those of your neighbour conflict, it may affect both of you from selling until it is resolved. May not be a concern to you now but it may be a problem if you want to sell quickly sometime.

    I once tried to sell a house, my deeds were correct, so were those of my neighbour but they flatly contradicted each other!
