Is this tenants in common or joint tenants?

I have the deeds to the property but I am struggling to understand which type of tenancy it is.

Anyone one?

Try looking on the title register not the deeds

The title register may or may not tell you.

the information you have provided is not relevant to the question you have asked.

Has there been equity release at some stage?

Are the redacted 1 and 2 the names of the proprietors?

    Does

"No disposition by a sole proprietor of the registered estate (except a trust corporation) under which capital money arises is to be registered unless authorised by an order of the court".

    appear any where?

I got the above information by paying £3 to download a pdf of the land registry title deeds.

@xylophone, yes there has been an equity release, which is still running.

The redacted parts are the property value and the proprietor (my parents).

That phrase you mentioned was something I looked for, since that was supposed to indicate if it is tenants in common. It is not on the document. However, #4 looks very similar, so I was wondering if perhaps this is an alternative wording.

No 4 is the charge for repayment of the equity release.

Unless you know of a separate deed of trust setting out how your parents hold the property, then the lack of the restriction on title as referred to by xylophone would indicate the property is held as joint tenants.
