2 estate agents selling same house

Hi. We're in a strange situation purchasing a house. The house was originally marketed a month ago and we had an offer accepted. The house was then withdrawn from sale because the vendor has part exchanged the home with the new build developer they are buying from and thus the sale fell through. We let the developer know we are still interested in the home and to contact us when they put it on the market. It is now going back on the market but the part exhcange process uses 2 agents to sell in the hope if goes through quickly. The first agent contacted us yesterday to offer us exclusivitiy if we still wanted before they start marketing it it at the original price we offered. We said yes - they need us to view the house through them though before we can officially put in an offer which we are doing tomorrow.
The second agent has today put it on the active market for significantly less than the original price we agreed with the vendor back when it was on with the online agent and the price the first agent knows we previously offered. I suspect because the developer puts it on below market rate to shift it quickly. Can we just offer full (lower) asking price to the second agent even it we have a viewing booked with the first agent? We obviously know that the developer should be prepared to accept the lower figure as that's what it is marketed at.

Just point it out to your agent and offer that price.0 -
Yes you can do whatever you want. You are not tied to any agent.
You can infact just contact the developer direct and offer0 -

It would be best not to do that.
That would potentially mean that Agent 1 introduced you, and you negotiated with Agent 2.
If you purchase, that might mean the developer has to pay double fees (i.e. a fee to each agent) - but it depends on the precise details of the agents' contracts.
So the developer would want you to offer more than other buyers, to cover the extra fees that you would have caused.
So you should offer through the agent that you are viewing with - but maybe reduce your offer based on the new lower asking price.0
