Making an offer - it was rejected. House is 20% than sold prices close by

I have seen a house for £190k and made an offer for £170k. A house a few doors down in better condition sold for £190k and it has a loft conversion, a house a few doors down sold for £165k.

My offer has been rejected. How much do I increase it by? I’m not comfortable paying £190 because the conversion is about £20k, so I think £170 is fair?

    Without seeing it and checking comparable prices in the locality, no one can really advise.

    Because it was more about negotiation. My opinion/reasoning is the above, I don’t want people to come on and say “it’s not worth that much” or “offer more” when ultimately it’s what I place the house at.

    Offer up to the most you're able and willing to pay, but you can't force the seller to accept it if it's lower than what they're looking for.

    If you can't agree, walk away, 'cos it ain't gonna happen.

    You'll need to offer a figure that the vendor is happy to accept.

    Yes, it sounds trite. But it really is the ONLY answer... Since none of us know the vendor, none of us can give a number.

    I don’t want to offer £190 simply because the other house that sold for that much is in better condition and also has a loft conversion.

    So don't offer £190k.

    But be prepared to walk away if the vendor won't sell for less.

    BTW, an extension that costs £20k to build does not add £20k to sale value. It really doesn't work like that.
