We are struggling to sell our 2 bed semi which has planning permission for an adjoining 3 bed house (I.e. making our a mid terrace).
Why not just extend your property to make a decent four bed semi with ensuite/dressing room?0 -

If all the other houses are two-bedders, you'll struggle to sell a four-bedder for comparable value. The road has a price limit, however much you build out your house. No reliance should be placed on the above! Absolutely none, do you hear?0 -
Thinking about it, I bet the neighbours in the other semi are far from thrilled at the prospect of suddenly owning an end terrace and not a semi and especially now the people creating this scenario (assuming it was OP who applied) are trying to move, profit and not go through any pain of the build!0

I've heard this argument before, but does it really affect the value of the neighbour's house? It just seems like a snobby thing to me.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Well certainly in the places I've lived semis are priced higher than the same houses in a terrace, even the end ones.
And it might affect the friendliness of the neighbours if any potential purchasers do their due diligence although property developers generally have quite thick skins in my experience.0 -

For exampls if S=semi E = end terrace and T = terrace then it goes from
SS to ETE So the first S (not owned by OP I presume) is affected, it goes from Semi -> End Terrace.
Where are the other two semis?
It could be that way. Or it could be that it's currently SS SS and the new house will go in the middle making it ETTTE. Depends how much space there is between the two sets of semis. Either way the currently non-adjoining property will have a house much closer to them than they have at the moment.0
