Offer on 2 properties at the same time?

Hi there
I'm looking for a bit of advice on making some offers.
I'm a FTB in London and have been to viewings with 20+ people booked in on the same day. The popular properties are usually are sold on Monday after the Saturday viewing. No time to keep looking and come back to it next week as its already off the market.
So I've seen 2 properties this weekend that are just about in my budget and I would be happy in both, albeit one more than the other. I'd like to make offers on both as properties like these do not come up often and I don't want to miss out. Its probably likely that neither offer above asking price will be accepted but I want to try as you never know! Both properties are with the same estate agent.
Can I simultaneously make offers on both properties or will the vendors/agent not take me seriously? If by miraculous luck both offers were accepted (not likely) I would choose/commit to one and look to exchange/completion at the earliest date.
I feel like if I dont offer on both I may miss out altogether as there isn't time to offer on one/ wait to see the outcome then offer on the second the next day.
What do people think? Any replies much appreciated

I would speak to the EA and tell them what you wrote here, you are offering on both with the expectation that you are unlikely to be accepted on both, just so they know you are serious, and explain what you wrote above about withdrawing from one in the unlikely event both are accepted0

There is no reason not to, unlike the poster above I would not tell the EA. Simply offer, if you get both offers accepted which I should unlikely then withdraw from one. They will if it’s a popular property have other buyers.0 -
I wouldn't normally tell the EA but as its the same one for both I'd want them to be clear i wasn't messing about. Plus, op can hardly avoid telling EA since either they make one phone call and place both offers unless they make two separate ones minutes apart which almost implies they are hoping EA doesn't notice !0

No need to tell them as they will already know when you put the 2 offers in.
Do it and then be led by the EA. Just think about your answers as they will ask questions such as which do you prefer etc. They are working on behalf of he seller so if you say you prefer the other property that will be passed on to seller so probably wouldn't accept your offer anyway.
I suspect that is how it will work that the EA will only want to put forward an offer on your preferred property and/or the non preferred seller will reject your Offer knowing you will pull out.
I'd say you like both properties the same, put both offers in and see what happens!0 -
I did this but with two different EAs. Both offers were accepted on Friday, but by Monday they’d had a ton of higher offers on both and I lost both. (Even though my offers had been previously accepted) The London property market for starter homes is sooo competitive!0

Offer on both but dont express a preference for either. Are you offering the same amount on each. If different, the EA will know you have more in your pocket on the lower priced one, but there's little you can do about that.Make £2026 in 2026

I think it's a bit off to offer on two at once- it raises the hopes of sellers when one at least, whatever they do or are willing to accept, will be disappointed. But there is no legal reason why not, people can behave however they like.
Bear in mind that if either/both sellers find out, they may, one or both, dump you as unreliable. And the agent may feel they have to tell the sellers for exactly that reason- it makes you a worse 'bet' for both.0 -
Thanks everyone, I think I'll just have to offer on both and have a chat with the EA to clarify. Both sellers and buyers in the local property market know how competitive it is so I dont feel bad about making 2 simultaneous offers as the 2 properties will definately have multiple offers and be sold regardless of my offer. Hedging my bets maybe but theres such a quick turnover of property *fingers crossed*0

If the market is that overheated where you are, then maybe sellers won't be annoyed about it, as it will be more the norm and they will be expecting it. Round here and where I'm buying, the market seems very slow, so it would be different. Anyway, good luck.0

If you tell the agent, you'll probably get neither. Best just to offer on both - if both get accepted, work out which one to go with at that point.0
