FTB EICR report / Gas Check - Is it worth going for these?

Hi, we are first time buyers

When we viewed the house we are buying for the first time with the EA, were told that the meter is old and on subsequent visit Vendor also said us that meter is old ( black meter with the dial under the stairs ) and we told him that we will buy subect to survey and I remenber he said I am selling the house "SOLD as Seen"

We have booked the building survey which will be done on May 16 and will get the report by May 23

Now being the FTB we are totally clueless as shall be go for the EICS report and also GAS certificate.

I know that EICR will say electrics are 'not to current standards'
but what if it says the "Electrics are are actually dangerous"

--Any idea who can do these EICR report , GAS certification , (I am based in High Wycombe Buckinhamshire)

--How log it takes and how much its costs for EICR and gas safety
--I am sure that vendor will not pay for these electric and gas inspection reports but much worried that what will happen if something wrong comes on the report too many C1s

    The report will be done by an electrician, so you ask the electrician for a quote for putting it right.

    If that happens, and the cost is high, you might want to reduce your offer on the property, to take account of this expense.

    Qualified electricians and Gas Safe gas engineers.

    Ask friends for for recommendations, or try Google, or ads in the local paper etc.

    If you google "Gas Safety Certificate" or "EICR" you'll probably find some people advertising prices - which will give you an indication.

    As above, if the report highlights problems, as a starting point - ask the electrician or Gas Safe engineer that does the reports for quotes for fixing them.

    And reduce your offer for the property, if you think it's appropriate.

    But it's always sensible to get more than one opinion and more than one quote for any work that's required.

    Why are they both making such a big deal out of the old black meter! That is making me think what do they know that they aren't telling you! Do the gas pipes to the street need renewing??

    The meter change should be a 1hr job by the gas company, unless the is a problem. If you want a combi boiler installed the gas pipe from the meter to the boiler usually needs upgrading to 25mm, With the cheapest and easiest way to do it is to go on the outside wall.


    I would think you to have to pay for the EICR usually, The electrician usually charges by the circuit and it would be far more time and money for a full test. The standard rate for renting i think is to test only 40% of the house and not every Socket, Switch and wire in the house.

    But expect some work if the is not a double socket or 2 in every corner.

    Its the electricity meter thats old and we are worried about the electrices as they they also the old fuse box and dont have the RCD fuse box
