Homebuyers report

Hi need some advice.

We currently have viewed a property and made an offer. We had a mortgage in principle with natwest, a basic valuation was carried out and went fine, the lender has given us a mortgage offer, it's now over to the solicitors. Is it possible to get our own surveyor out to do a home buyers report for peace of mind or is it to late in the process for that? Also, if it's not too late who do we tell apart from estate agents? We have a broker, the lender and the solicitors. Do all need to be involved in it?

    Unless you are a builder or an expert in house structures I would suggest a full structural survey. It will highlight any problems with the property and it will give you a list of repairs that need to be if you buy it. Some may be urgent and some may be ones that you need to budget for over time.


    If you go for the cheapest survey it may not show up serious problems with the property that you might like to know about before you decide to buy it.

    ^hopefully that may help you decide. And/or you could contact a local surveyor and ask for their advice.



    NB: what used to be called a 'full structural' is the one now called a 'Building Survey'. Personally I'd always have at least a Homebuyer Report, even for a straightforward newish conventional build house, and definitely a Building Survey for an older, odder, or trickier house, or one with an unconventional construction, or if I had specific suspicions about something. With the Building Survey it's easy to ask the surveyor to report on extra things, like advise about possible conversions or changes within the house. They may or may not charge extra for those. Oh, and that type doesn't automatically include a valuation, which you may need for insurance, or for your lender. I don't know if the HB report includes one automatically these days, it's a long time since I had my last one.

    How have the solicitors let you get anywhere without advising at least a home buyers report, how far a long have they got.
