Survey advice

Hi all

I’m buying a 12 year old house (250k) and would appreciate some advice regarding which survey I should go for.

I’ve noticed that there’s very little difference in price between a RISC home buyers report and a RISC building survey.

Does the building survey go into a much greater detail? Is it worth an extra £60?

    My understanding is unless it is a listed building/unique/self build etc then s building survey is not needed. Homebuyers should cover it in the level of detail you need with reference to spec list advice if needed. A building survey is more for unique and non standard houses.

    In basic terms a homebuyers survey is there to protect the lender and only ensures that the property has sufficient value to provide security for the mortgage. A full survey will go into much more detail and additional assurances for you as a buyer. The latter is, of course, more expensive but you pay your money and take your choice.

    at the bottom of the page is a download of a leaflet which explains the different types of survey, what each covers, and in what circumstances each is appropriate. I'd have thought a Homebuyer's Report would be the normal one for a 20 year old house, unless it is unusual in any way, or you have specific concerns. But the download should help you choose.
