Gas safety certificate

Hi,

First-time poster, so not sure if I've put this in the right forum.

We've been renting from a private landlord for about 8 years now and have been ideal tenants - never missed a payment and have kept the place maintained - we even finished off/corrected the terrible attempt he made at decorating the place when we moved in.

Despite the landlord being a gas engineer by trade, we've not seen a single gas safety certificate, nor has the boiler been routinely maintained. We've had him out to do repairs when it's broken down, but it's basically never been serviced or certified as far as I'm aware.

If I pull him up on this, is there a chance that he can fraudulently issue gas safety certificates for the many missed years, given that he is Corgi registered etc.?

    Servicing isn't a requirement. Gas Safety is.

    If you are worried he won't properly do one, you can do it yourself. It will cost around £90. It isn't your responsibility and you can (and should) push your landlord to do one, but its whether you trust your LL or not.

    So am I right in thinking that he's broken the law by not providing us with a Gas Safety certificate each year? If so, who would I report this to?

    As an aside, is a landlord allowed to issue their own gas safety certificate if they happen to be a qualified heating engineer? I would have thought there'd be a conflict of interest here, given that they own the property and intend to make a profit from it...

    Sorry for all the questions, just trying to figure out the extent of his failings.

    I wouldn't have thought it a problem. If they are qualified they are qualified.

    Decorators can do their own decorating. Solicitors can do their own conveyancing.

    If they did do it themselves, they couldn't charge the notional cost as an expense against their tax bill.

    Yes there's chanceefudge it- but would he really risk his registration over a few £? I doubt it.

    GasSafe, not Corgi!

    Write to him politely requesting a gas safey report.
