Before anyone says just reduce the price the house is almost £20k less than one that is the same, changed agents but still no viewings.

    Personally I think you need to declutter and de personalise the property.

    The rooms look very full and seem quite cramped in the pictures.

    Unfortunately i think it is the price, there are lots cheaper properties within 1/4 mile.

    Especially this https://www.rightmove.co.uk/property-for-sale/property-61006503.html 3 bed detatched with a garage £17k cheaper. I wouldnt see your 4th bedroom as bedroom being two floors below the rest.

    But agree a de-clutter and maybe a neutral paint may help but personally if i was looking in the area i'd want the most for the money.

    Have you spoken with your estate agent and did they offer any advice?

    Nothing about tenure would make me suspect it's leasehold? But would be better to clarify.

    although looking at the sold history of things close by something very similar sold for £142k in August last year.I have no idea how much prices have or are rising but would set that figure as something you should hope to achieve?

    Picture 3 and picture 5 are of the same room...but it doesn't flow because you cant see its one room...why separate the 2 pictures with a random one of a shower room.

    Its a 4 bed house why can I only see three bedrooms pictured and only 2 set up with beds in...that would suggest that its not being shown to its full potential.

    It mentions a garage,but again I see no picture...Yes I know most garages look like a small box but when youre flicking through photos with a view to arranging a viewing its nice to be reminded that there is one!
    At the moment your pictures suggest that the front garden is used for parking a car...Do you have a dropped kerb at the front of the property...good if you do as it will show that there is the possibility to park 2 cars within the garage/front,if not having the front as an unofficial parking space would suggest that parking could be an issue in the area and around the houses....a 4 bed house is likely to attract a 2 car family.

    In the whole set of pictures I can only see one that might be the bathroom or possibly the ensuite...again I can clearly see more on the floorplan but why are there no pictures.

    I'm not sure what the river picture is there for in picture 9...I think it might be slightly offputting as its clearly not been taken on a lovely summers day and looks a little murky...I'd ditch that one altogether and just stick with the river hovering in the background of the garden photo.


    I can see some previous photos of when you marketed in april and the angles that some of those pictures are taken at do give the rooms a larger feel...particularly the one I think its pic 4 that shows the kitchen diner set up...although I still stand by my earlier comments of too much furniture/personal effects in each room that distracts the viewer.

    Are you getting viewings....

    can you share that link so we can see what you may be seeing differently.

    The bottom line is the price. Never mind about what a neighbouring property is up for sale for. My OH faced this scenario too, asking 'Why isn't it selling?' when his deceased Mother's place was marketed. Despite two or three price reductions, the property remained unsold.
    Eight months after initially marketing it the decision was made to sell it via a property auctioneer.
    The hammer fell at a figure some £65K below the initial asking price. But it sold. It had become a bind, having to trek over the see the property hadn't acquired squatters, etc and doing the garden to keep it presentable. Having the heating on, albeit on a timer, but still an expense.... The list went on.
    And on. It had sold to someone that had initially viewed it through the original estate agents and yes, they claimed their introductory fee. But at least it was sold.
    Anyone saying 'I can't afford to drop my price any lower' needs a reality check and should understand that they can't afford to move, then. Simple as that.

    Personally as mentioned declutter it! lose all the little 'things on random shelves' along with probably 75% of all the stuff/pictures hanging on the walls.

    Try and get some pictures that don't make the house seems dark and if you can paint some of the more personally coloured walls something neutral. The green carpet in the lounge wont help either! Remember when your selling a house everything that needs to be immediately changed needs to be factored in! 16m2 of lounge carpet at £30/m2 is nearly £500 plus underlay and fitting cost. Add to that cost of painting/redecorating rooms with flower wallpaper etc and you'll easily get to 1%+ of cost of the house! It all adds up!

    The RM link doesn't show either the right map location or the correct street view which needs sorting!

    Plus from a layout perspective its a 3 bed house with a study and not a 4 bed!

    Your EA will probably be keeping statistics on things like number of viewings, number of offers etc on all their properties.

    Ask how yours compares.

    (They'll also have statistics on Rightmove views etc, but having posted a link here, they'll be a confusing spike.)


    If other comparable properties are getting lots of viewings and offers, you need to work out what's wrong with yours.

    But if the market is stagnant (few viewings or offers) e.g. because of uncertainty/ risk, buyers might only take a risk if the price is a real bargain.

    I'd declutter and repaint the kitchen to white/neutral colour as a matter of urgency (like tomorrow lol). Put large deep sofas into storage and buy a cheap small plain one (they make the lounge look garish and even smaller than it is), second hand is fine. I don't suppose its worth replacing the bile coloured carpet (remember anyone who dislikes green is immediately going to be put off your house as it is and be calculating redecorating and carpet replacement costs, then doubling it lol). However for a minum amount, given the small size of the lounge, you could buy a remnant and recarpet. It doesn't have to be best quality carpet, just a neutral colour.

    As it is, you are limiting the number of people who are going to want to view it, before price even becomes an issue. I like green and I just felt rather nauseous lol. Sorry.

    The red bedroom is really nice, did someone different do that room? Oh and remove blue bag on other bed. God knows what that is there for lolol. Plain bed linen is generally a good idea. Colours should provide a contrast not make a person feel like they are sinking into a green (or other colour) hurricane lol.

    Having the photos taken on a brighter day would help as well. Maybe put some plants in the back decking area, that could be a nice place to sit.

    I'm sorry, its not a property I would ever consider for the following reasons:

    1. Next to a river. I know there are flood defences but I would never buy on a level 3 floodzone.

    2. Factory just around the corner. The factory nearby makes air fresheners and pest control products. My partner has lung problems and something like that nearby makes us very nervous.

    3. Townhouse. I automatically discount townhouses because of a. stairs and b. generally tend to be rather cramped c. layouts tend to be a bit odd - the only bath is on the top floor iirc!

    Although I'm sure that not all people are as fussy as myself and my partner :o this may put quite a few people off and needs to be factored into the price accordingly.

    According to the RM sold data. The last one in your block of houses sold for £118,000 in 2009. I think that is a much more realistic price.

    I'd also give the house a good declutter. Nothing says 'this house is too small' than clutter everywhere!
