    We really don’t have £200-300 to spend on an accountant it’s a luxury you might be able to afford but not us, I guess I will just keep looking and hopefully find someone or a website that has a guide..I thought this would be a lot easier to find help on but I guess not around here. :(

    So that's £35 to £50 per leaseholder (for a year's accounts).

    You can share the £200 to £300 accountant's fee amongst the leaseholders - but you can't share costs resulting from your negligence.

    So if you don't pay an accountant, and you make a mistake that costs money to put right (e.g. a penalty from hmrc), you will probably have to pay the full amount out of your own pocket.

    I wouldn't be keen to take that kind of risk.

    The book linked above has examples and templates that you want.

    It might be overkill, but for £13 it’s probably a good buy, and should have answers to any questions as they come up.

    I would either:

    1. Get an accountant to avoid cocking stuff up and being liable for that

    or

    1. download last years accounts from Companies House assuming it's a registered company - https://beta.companieshouse.gov.uk/
    2. See what they did
    3. Get the book recommended above to get a basic idea of what to be doing.
    4. From the sounds of it you'd be a micro-company and can probably follow guidance here https://www.gov.uk/government/publications/xbrl-guide-for-uk-businesses/xbrl-guide-for-uk-businesses#small-companies-with-simple-accounts-who-do-not-use-accounting-software

    You’re probably asking in the wrong place. This board is for houses, when you’re actually asking an accountancy question. I’d try a finance board which may be more disposed to help.
