We did get to look in the loft space as the owners prior to this seller were intending to convert the loft space into another room so had a window put in but they never got round to it. The seller had the ladder down ready for us to view when we got there.Mortgage start: £121,500 Dec 190 -
Don't sound neurotic asking about every little thing.
Be friendly and if you like the house try and make the vendor warm to you - small talk, how excited you are about your first home, how this seems like a lovely one. Do NOT talk too much about changes you would make. Compliment them on the house if you can. Sound them out just a little about their move, maybe by asking what timescale they envisage. Be aware that people can be moving for bad reasons as well as good so be tactful.
Spend more time looking than grilling them
Show you've done a little homework on the area etc and that you are serious and genuine, not timewasters or just there for a nosy. Let them know you're well placed to move, assuming you are.
Only take you and a partner/family member on a first visit not a coach party.
The main questions will be obvious once you're there and have had a look round, or at least enough for a first visit.
You can ask about the neighbours but only expect to be told the good stuff.
In a seller's market, if you really like, don't be too cagey about it. Ultimately people like to sell their much loved homes to people who love them also. I really don't believe it affects the price negotiations very much but DOES impact if there is a pool of buyers for them to choose from. If you act take it or leave it, they are less likely to have confidence in you anyway.0 -
