EA wants to take photos, measurements etc before I've signed contract

Just wondering if this is standard practice? I would have thought I'd have to formally instruct them before they start doing this?

    Up to you.


    If you are thinking over the contract, tellthe EA towait.


    If you are keen for agent to get started marketing your property, then the sooner the contract, photos, measurements etc are completed, the better.


    you're the customer - you decide!


    (but bear in mind that if you permit the EA access for measuring and photos, and then decide not to sign the contract, they'd be justified in billing you for whatever costs they've incurred with your agreement.......

    I asked 3 EA to come value my property, House Simply sent a photographer who took photos and measurements, went away, and I was emailed a valuation along with the photos, which are awesome ! Personally, I thought it was a great ‘sales’ pitch, much nicer that being sold to by the other 2 EA.

    The EA that we chose did this, then emailed me the contract afterwards, we negotiated the fee down then signed and went ahead - meant there wasn't any delay in them having to come back again afterwards to do it.
    Equally if you aren't comfortable with them doing this before seeing a contract there's no issue in telling them this.

    Just to be clear - you don't have to sign anything in order to enter into a contract with the EA.

    For example, if the EA gives you a copy of their t&cs (contract), and then asks something like "Do you want us to go ahead?"

    If you answer "yes" and you allow them to start marketing, a court would almost certainly say that's implied acceptance of the contract terms.


    I've known quite a few EAs who do that (and quite a few sellers who don't realise that they're entering into a contract).
