Lodger situation

    A bit of an update for anyone reading this post in the future.
    Always trust your guts.
    I was bothered by the fact the our lodger was not returning the courtesy of letting him using the living room.
    I thought something was not right but I kept saying to myself oh he has the right and bloody blah.
    Long story short, we went on holiday and upon our return he has turned the space into a dump and most annoying thing he smoked and tried to cover it up as the agreement is that the flat has a non smoking policy.
    In ten years this is the first time I have let the room to such a careless and spoiled person.
    Lesson learnt: always trust your instincts, take the time to select the right lodger and give max 2 weeks notice in the contract. If you have no problems with your lodger and genuinely need the room back you can always tell them they don;t need to rush their search for another room but if you cannot stand them...well to have them around for 4 weeks is a pain...
