    We have 3 runs of track lights in the kitchen, 31 years old and now fitted with LEDs, tracklights seem to be back in fashion, plus 3 recessed downlights centrally placed, no problems with them in 20 years, plus under cupboard worktop lighting, now converted to LED, and a dimmable rise and fall fitting over the table.

    Track lights look like a good option too. I think we are not adding any down lights then.

    When i bought my new build the site manager let me pay their builders extra to fully tiles my bathrooms and do the floor tiles whilst they were on the job.


    Might be worth asking if they are happy for you to do something similar? If its their own staff doing the work might negate any problems that might arise
