    the seller is not lying the do have a copy of the report our builder has seen it.

    i have sent the parts of the report that backs up the issues, I am not expecting them to drop the price with no evidence.

    Thank you for all your replies.
    I have sent sections of the report as evidence for the work to be done, I wouldn't expect the seller to knock money off something with no evidence.
    What I am annoyed about is I have paid for a report and the seller has it I know they have it as he showed our builder and my husband he also told us on a text message. But now he is denying that he has it.
    As for the Estate Agent I have provided the bits they need.

    I don’t know and now they are saying they haven’t got it despite what they said on a text and my husband saw it on their iPad. I just feel if they can lie about that then what else are they lying about x

    OK, so they have the structural report and may be telling some lies about it. First one way (they need it), then telling others they have it, then you they don't. No idea how they got it if they did have it.

    So all uneasy making.

    But in spite of that, and an unpleasant EA, what else could they be hiding? You have had a structural report done which is as thorough a report as you can buy.

    You saw the structural report, and were still keen to buy the house subject to negotiation? That hasn't changed presumably.

    Tell the EA where to get off, she is actually getting in the way of the house purchase. The vendor either has the report or you have sent the relevant bits, so problem solved.

    Everyone, one way or the other, has what they asked for, so now can move on and you and the vendor start negotiating. If you wish, tell the EA to communicate with your solicitor only from now on.
