Missed snag list by one day

Hi folks

Moved into a new build home at the end of September (28th) and was due to complete a 5-7 month report / snag list. Annoyingly, and yes I know i should have done it sooner... but I missed sending it by one day, doing so on the 29th of April.

The developer has now refused to remedy the list.

I'll put my hands up and say I should have been on top of it - i usually am with these things, but aside from the usual excuses of other life commitments all I was thinking was that as long as it was in at the end of April that's 7 months. I wasn't counting to the day.

I haven't responded yet, but do i have a leg to stand on?

    Legally no, but if the developer has social media, you can probably shame them into changing their minds.
  • The time limit is just an arbitrary one they have made up. Your house is covered by the standard legal protections and they have an obligation to put stuff right.

    Unfortunately, this was received outside of the allotted time frame and there are items that we are unable to remedy. Items that we will attend to are as follows:

    · Mastic in wet rooms.

    · Radiator pipe in lounge.

    With regards to your electricians, I will get the opinions of the electricians before I ask them to attend as it may be something that they can explain verbally.


    The next available appointment we have for the mastic to be rectified is xx


    Please note that I can only hold this appointment for 48 hours.
