I don't think your deeds will show her right of access I think your deeds will show your right of access and her deeds will show her right of access.
The deeds of our last house contained a right of way for our neighbour. It was a written statement, not shown on the plans. It allowed her to cross our front garden to reach her front door (rather than using her own access which had a number of stairs - she was quite elderly).
Not saying this is the same, just that it is possible for deeds to contain details of someone else’s rights of access.0 -

They moved it (with our vendors agreement) to a new route 20m away, but no one altered the titles, so that had to be done before we purchased. There is a nice map accompanying the amendment.
Of course, their rights over the original access had to be extinguished at the same time.0 -
If your title documents give the garage owner a right of way, it cannot be revoked without their consent.
It would be best if you quoted the exact wording from the document,0 -

You should sue the neighbour and claim ownership of their garage. They won't have a leg to stand on, you will crush them into oblivion and claim legal right to your entitlement.0
