Renting out house

Hi, my son recently bought his first home with his girlfriend. The house was £157,570 and the put down a 10% deposit over 35 years. They are on a fixed rate until March 2020. Around that time there may be a possibility for them to go to Australia for a period of two years. Could they rent out their house during that time? How would it work? Would they need to tell their lender and convert to a buy to let until they come back and then switch back to residential? They currently pay £521 per month on mortgage repayments. What might the repayments be if they switch to buy to let?
