Live-in Landlords Scotland

Hi there, I'm looking for a bit of local knowledge if possible.
If one plans to become a live-in landlord in Scotland and rent out two of the three available bedrooms, how does that affect the following:
- Is a normal tenancy agreement required?
- Is a HMO license required?
- Would these renters be classified as lodgers or tenants?
- How many lodgers is one allowed in their home?
- Does one have to register as a landlord in this scenario?
- Does one have to register a deposit in this scenario?

Am I right in saying that it says a live-in landlord could take in two lodgers?
It says 'two lodges'. Do that include the landlord?
(ie. (landlord + lodger = 2 lodges) or (landlord + lodger + lodger = 2 lodges))?

Surprisingly poor spelling for Shelter! But yes:
landlord + lodger + lodger = 2 lodges
I appreciate your help, perhaps they should offer you a job!
One last thing. A tenant can end their tenancy agreement by giving 28 days notice. Can a lodger do the same?
If they can, are they responsible for paying up until the agreed end date?

make sure you read the tax related pages very carefully. The rent a room scheme is often misunderstood. It is 7,500 in total, not per lodger and it includes any "charges" you pass on to the lodgers over and above the rent.
also, as you are taking 2 lodgers, if own the property, you will have to pay capital gains tax when you sell. If you only have 1 lodger, you won't.
