Transfer of deeds, is probate needed?

My father has just died and left everything to my mother in his will. The house deeds are in his name as sole owner. There is no mortgage on the property. I am the executor of the will.
In order to transfer the deeds to my mums name will i have to apply for probate or will a death certificate suffice?

You need to contact Land Registry. The death certificate and original will should suffice The is a LR rep who will probably pop up soon.0

Since your mother is not a surviving joint owner you will need probate (plus some other forms AP1, AS1, ID1) a copy of the death certificate is not needed, see here:
