Solicitor searches - do we need them all?

Hi all
Our solicitor would like payment from us to carry out their searches.
Are all the searches legal requirements, or can we say which ones we want done. Reason for asking is that we are only moving a few streets away from our current house so wonder if they are all necessary.

Some searches are required by the lender, and others need to be done by the solicitor to make sure they do their job properly. Some searches are optional, have a word with the solicitor and ask which ones are optional if any are.0

Well you'd still want the local authority search and the water/drainage search as these are unique to the property.
I'd push to skip the Environmental Search though but your solicitor also acts on behalf of your lender so you may have no choice if they want it done.
If you're buying a property for hundreds of thousands of pounds, an extra 'wasted' £100 shouldn't be too hard to swallow.Know what you don't0 -

They should be able to tell you which ones are compulsory (i.e. required by your lender, assuming you're buying with a mortgage), which ones are optional (and what they'll tell you), and which would be a waste of time (e.g. a Coal Authority search in an area which doesn't have any coal).0 -
I've done two purchases where we didn't bother because we lived so close it was pointless. However in both cases there was no mortgage involved.0

I've done similar, was only moving to the other side of the village so didn't bother with any of them.0
