Hi
I will try and keep this brief. Two of us currently rent a two bed apart £880 pm. two double room one with ensuite. Bathroom and a kitchen/living room. On the 8th December we had a small leak in the bedroom with ensuite in the centre of the ceiling.
We have one apartment above us which is just over that bedroom. When the leak started we phoned our agency as laid out in there procedure for maintaince issues. When I spoke to them they said because there an apartment above I need to contact them and the building management company. I did both of these things the drops stopped.
The leak started again around Xmas. Recontact everyone and it was said that they couldn't get hold of the property above when they did the water had stopped.
25th Jan water spewed through the ceiling contacted everyone kept saying it was someone else's responsibility we moved a unit and there just mould everywhere apparently it must have been leaking the whole time and making the side walls damp. Long story short it turned out to be from the above apartments balcony membrane so it was coming through harder when it rained.
We not linger have a leak but the rooms out of commission during investigating the leak they cut a huge hole in the ceiling there's plaster everywhere pain flakes everywhere and mould over all the walls and ceiling. There still arguing over who's paying for it and where actually about to leave the property as we've been a bedroom down the last 4 months.
The two bedroom where because there two of us we asked for a rent reduction untill fixed but they said it was the landlords choice and they haven't heard from him in months they now want to know what we would consider fair compensation which they will ask the landlord
My question is what would be fair compensation?
It's not even about the fact we had to sleep on the sofa as the water took one of the mattress with it. But we've had to take time off work over and over again while they looked into the cause the fact it's been stopped for 3 months but nothing's been done to repair the room further dragging it out. All the furniture has been dragged to one side of the room so we can't even get into the rn suite.
Thanks
Gareth

Have you backed up the phone calls with emails ?
You need to PROVE you have told the letting agents.
If the letting agents reply to your emails you have the proof that you have reported the problem.
Take photos and email them to the agents.
Ask for the Landlords address so they know there is are serious problems with the rental property.
Take lots and lots of photos of the damage.
You had half the property so perhaps Half rent !0
