Property possession best way

Hi , little bit of advice needed please. My tenant has not paid the rent since January, I've issued a Section 21, if she doesn't leave what is the quickest and cheapest way to gain possession? Am I assuming I have to go to Small Claims court for the rent arrears and damages after.
I'm new to this , it's the only tenant I have had and she has been a headache

    You will need to issue a Section 8 notifying the tenant that you intend to take her to court for possession. If you are unsure of how to do this instruct a solicitor, expensive or get Landlord Action (Paul Shamplina) involved still expensive but cheaper than a landlord.


    Given that she has already ignored the Section 21 you could also start court proceeding for accelerated possession. Again speak to Landlord Action they are very good.

    But your landlords association should advise. Given you seem to be self-managing, and to have minimal knowledge, I trust you are at least signed up to one......
