Homebuyer report OR Building survey?

hey all!
I need some advice - I have had my offer accepted on a flat, started mortgage applications and the lender is carrying out the mortgage valuation today.
I know I am still waiting for the mortgage offer, but in the meantime I wonder if anyone can shed some light on homebuyer reports/building surveys...
Do I need to instruct one? And if so, which one of the two? It's a flat in a building from the 30s.
what are your thoughts?

Doubt you'll be able to get a building survey on a flat (unless maybe it's one up, one down sort of thing and they can gain access to the other flat).
I'd go homebuyer's. Others will say different, but I've found them useful.
Mind you, I would have done got the lender to incorporate it in with the valuation as it's usually much cheaper.2024 wins: *must start comping again!*0 -
ah, I didn't know you could! The lender is doing the valuation for free. But we'd been advised to organise a survey independently...
