House Moving Advice Needed

Hello everyone!
My husband and I bought our first house in 2015 (unfortunately missing out on the first time buyer benefits such as no stamp duty, HTB ISA etc).
We are looking to move in the next year as we need a slightly bigger house. We'd like to stay in the same area because of schools, but unfortunately the properties that we'd be able to afford sell very quickly and not many come up for sale! My question is, having never been in a chain before, is there a right time to sell? Is it better to sell for a low price to not lose out on a property that's good for us? Is it better to not put our house on the market until we've found something? Any advice on the most efficient (and ultimately cost saving) approach would be greatly appreciated! TIA!!!

Most vendors won't accept your offer unless you already have a buyer for your property.
Or they will accept but keep the house on the market for anyone more procedable.0
