Planning for established mobile home on freehold land

The land registry link was very useful. Turns out that just yesterday a bankruptcy charge was placed on the property (there had been other entries building up to it). Been looking into it and it seems that means I have to deal with the ‘trustee in bankruptcy’ (https://www.land-registry-documents.co.uk/information/bankruptcy-legal-ownership-of-land/). I’ve contacted the owner to check (and out of courtesy) and will see how that goes - I’m thinking the trustee will either want a quick sale or hang on for absolute highest price.
Thanks for all input, especially ProDave; that reflects some of the kinds of things I had been reading about but put a lot more succinctly so I’ll follow through on those (assuming I can still buy the property now!)0 -
I would speak to whoever owns the access land as a matter of urgency to decide how you would guarantee access for any large vehicles etc if and when needed.
Most people, myself included, wouldn't be keen to grant a right of way type access over our land (we don't get any option with utility companies, however!) but for the right sort of deal we'd consider intermittent one-offs.
A friend here has a deal with Network Rail, so he receives a very useful sum for every day they require access. Naturally, they try not to over-use this agreement.0
