Am I likely to be in before xmas??

I'm currently in the process of selling my house and buying another.

To give an idea of the timescale i accepted the offer on my house on the 25th September and had offer accepted on the new house the same day.

The buyers of my house have got their money in place etc and are all set to go. The people I'm buying from are not buying anywhere else so they're all ready to go so it seems to be me that's holding up the chain!

I've had mortgage offer subject to a specialist timber and damp report requested by the lenders. I contacted the selling estate agent last friday to see if they would instruct someone to do this. Was told they would call someone and get back to me. i contacted them yesterday to see if they'd done it and was told that they can't do this without having sight of the valuation report that requested this. I'm furious! Why didn't they tell me that when I called last week?? I'm annoyed that if I hadn't rung them to chase it up when would they have bothered to get in touch with me?!

Anyhow, they now have the valuation report so there's not really much else I can do for the time being (apart from pestering them regularly!!)

So assuming that the report comes back okay and the money is released from lenders, how long is it likely to be before I can move?

Also (and I apologise for the slack questions!:o ) do people exchange and complete on the same day? What's the difference between the two things?

    are your top of chain people willing to move at christmas time? where are they going? exchange is paying over your 10% deposit,you would have course signed the contracts.
    (make sure its in cleared funds) yes you can exchange and complete on the same day but most people like to feel secure by exchanging a week or so before hand.
    Completion is getting the keys and moving day for most people and handing over the other 90% of the purchase price ofcourse.making sure your meters are read etc, getting the phone switched into the new home.
    Dont presume that its ok to move before lunch time ,the money can take time to move up the chain .we have had people waiting outside new builds for the money to come through and they waste money paying removal companies by the hour.If all the chain is not moving in on the same day find out where to leave the keys, is the estate agent holding them?
