Change agents - Online agent?

Hello everyone,
My property has been on the market with an online agent for over 6 months now. Handful of viewings and no offers. We've reduced twice in this period and its on the lowest valuation. The time we went on the market was very quiet last here (SE London). Nothing moved in the market . Things improved now and we had a couple of viewings over the weekend, but I feel my property is now perceived as "old stock" and people are starting to think there is something wrong with it. Its not the price definitely - I've done analysis on rightmove with sold prices and current asking prices near me. Properties coming on the market now are selling and those on the market for a long time have either been taken off the market or sold at a bargain price.
We are not desperate to move, but would like to sell sooner than later. I feel my house will sell if its relisted and presented as a fresh property. We are with an online agent - their standards of service have drastically lowered. They aren't returning my calls and I'm speaking to a million different people each time I call. I suspect people calling to request viewings have been having a hard time too (unless they booked viewings online).
Should I go with a different online agent or a local high street agent? I've had a couple of traditional agents over on valuation visits and I just didn't get a good feel with them. They were very pushy and rude. They even lied !!

If you were in my place, what would you do?

Post a link to the property, otherwise all we can do is guess.

As a new user you can't post links yet but just post everything after rightmove.co.uk and one of us will fix it.
  • Sorry, cant post the link. There are a few people interested in the property (waiting to sell theirs). I dont want them to find me here!

I've always preferred dealing with a bricks & mortar ea with a local presence. Most will have details on their books of people looking for a particular property & often, before a house is even registered for sale, they can phone any persons registered with them that they feel could be interested. I had a property sale to such a viewer, the very first through the door, thus house was under offer at full asking price before the listing even went live. :j:j:j:D
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

I don't know about rude and lying - but sometimes 'pushy' can be good. It can help get a property sold.

On at least a couple of occasions, I've chosen nice, friendly EAs and they haven't achieved much. Then I move to 'aggressive', pushy EAs, and they get the property sold.

So which EAs are closing the sales? Maybe they're the EAs to talk to.

In my opinion you are better off going with a high street agent over online only. Not only are they no sale no fee which makes them try a little harder the online agents have been closing their doors with the most recent one being House Network leaving both sellers and potential purchasers in the lurch.
