Fixtures and Fittings with Stamp Duty

Hey
Me and the OH are looking at a property priced at £127,995 which we think will be the one for us - nearly £3k over stamp duty thershold though!.

We are FTB'ers and obvioulsy want to aviod the stamp duty tax - whats the limit with fixtures and fittings if an offer of £125k is rejected by the vendor. The place is only a 2 bed flat so there isnt a massive number of things I can think off. FYI the place is recently refurbished and is lived in.

    I'de be lokoing to offer a LOT less than the asking price in the current market!

    We need more info! For example how long has the house been on the market?

    It's now a buyers market and you can expect to get 10% of the asking price AT LEAST.

    If I was going to buy it (which I wouldn't as I know prices will drop... a lot!) I'de come in with an offer of £100,000, and tell them the offer will drop by £1000 a week.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    c ur trying the hardest to bring prices down,
    stop giving the same ill formed advice with every thread you read , it's getting boring.

    Worst thing is you jump in with the same narrow minded advice in every thread without even knowing the facts.
  • the place has not been on the market that long and will sell at 128k, if they hold out a bit. i dont think its that much of a buyers market to offer 25k less?!?!?!

    SquatNow is being a bit er.. optimistic... but theres no way you should pay over the stamp duty limit. No one charges stamp duty plus a few thousand and only an idiot will pay it. The vendor knows this and is angling for £125 in any case.

    Offer £120 and negotiate from there.

    I agree 120k is a good starting point.

    also find out their position have they found a house, do they need a buyer if so the balls in your court.
  • just found out on the net the place sold end of August for £111,000, and is now on at £128 has been done up but surely thats a jump in a short time
