Another vote for flat 2, clear winner over flat 1 for view, layout, parking (always an issue in London) and the rest.There is no honour to be had in not knowing a thing that can be known - Danny Baker0

definitely flat 2, it is much nicer. Think ahead to if you might sell in future and that view is worth money. Should also be a bit quieter, boats not buses0

Flat 2 for me also. Much better outlook and easily decorated to suit your taste.0

The kitchen is at least separate , nothing worse then eating, cooking and living all in the one room0 -
I’m with Cakeguts - at least as far as that bit of Greenwich is concerned!
But seriously, if those properties appeal I’d be asking two questions. 1. What are the terms for increases in ground rent? 2. What do the kitchens feel like? I think I would prefer flat 2 but possibly the kitchen might feel claustrophobic; I really dislike the open plan kitchen/diner/ living room in flat 1.0 -

It's nearer Charlton than all the nice bits of Greenwich.
Even worse, Charlton is rough, at least you got a new ikea and all the traffic that goes with it"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Flat 2 hands down .Seperate kitchen to keep cooking smells and steam out of main living area, parking, better views, probably quieter, easier to sell due to the parking.0
