You already know what you're going to do. You just want people here to say it's the right thing and it's done fairly frequently.
Well it is and it is.0 -
Have you done the coin flip test? Heads you have to buy the first house, tails the second. Your reaction will tell you everything you need to know.Mortgage at 30: £204,750 (08/2020)

At £400k, go for the one you love.
It wont me too much faffing around, a few new payslips/bank statements and a new valuation... for most lenders. Some might just want a valuation on the new property.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Thought I'd add the links to the houses.
Link 1 is the first house we're nearly exchanging on:

Link 2 is the house we originally wanted but it was over budget but now it's within budget:

Also, today we went to see the second again and have popped an offer in for £395k...
I finally lost my $h!t with the other house today when we were told we were not allowed back round to visit the house to compare the survey findings because their dog was poorly.....0 -
I’m ex Hemel land would rather be in Boxmoor than Levy Green but Levy Green has good things going for it - end terrace and off street parking are better than mid terrace and on street parking. Tough choice!:j Proud Member of Mike's Mob :j0

This is why it's such a battle.... I think the Levy Green one will be harder to sell on as it'll be an even older pre fab and we already had a bunch of lenders refuse to lend against it. I can't imagine that'll get any better with age.
We're coming from Croxley...0 -
The sick dog would be the last straw for me. Looks like they aren't serious about selling, I'd be worried if I stuck with them they would just decide not to move, or to move another few months later. Why did they ask for the delay to the Sept date anyway? Is their dog expecting triplets in August? I'd want to hear a darn good reason if they wanted me to stay in the game. Makes me wonder if they aren't thinking, well, prices may fall, so if we tie someone to an offer now and hold it for six months (or more) we will get more for our money by then.0

Before looking at the links I would have said follow your dream house.
Looking at the links aside of an extra bedroom I can't see what the 2nd property has thats better. No parking for a 5 bed is crazy. Its mid estate, with bits add to the top and back and smaller garden giving a feel its a little crammed in. But i think that may be down to poor pictures?
Can totally see your dilema. As when you add how much of a nuisance the 1st sellers are being I would swing the other way.
Note: just checked rightmove and the other agents photos are much better.
There are other options close by. This for example gives 5 bedrooms parking and garden just 1 mile away (no idea of area but as an example)
