TBH if there is a cert I dont mind paying price originally agreed. If that means both sides having less stress and a happy seller give you a lot of tips living in the house/area.
After all we are back on the topic, how much lower should I ask for?
My intention is about 2%-3% but I've heard as far as 10%.
There are horrific thread here talking about property sitting there for years and price dropping because of 'problems when look into detail', I truly don't want to become one of those.0 -
As you are near completion, asking for discount at this stage could result in the seller backing out of the deal out of principle.
How much do you want this house ?
Are they desperate to sell ?
Only you can be a judge of the situation.
I would try for 5-7k without completion cert.
However if you are feeling brave and prepared to risk losing the sale try

NHBC will not issue a warranty without a completion certificate.
Spot on.
Also, NHBC are authorized to handle all the paperwork with no LA involvement during the build. Are you absolutely positive they were not the supervising authority?
It really should fall to the vendor to sort the paperwork out but if you want to move things forward, speak with the NHBC.0
