Landlords insurance but with our possessions

We have a property that a friend is renting while we are away for a period of time. We have a contract and he pays rent. Our home insurance is due for renewal and we would like to switch to landlords insurance as we will rent it out properly later in the year through an agent.

Problem is the garage and a spare bedroom is full of our belongings (which are only there as long as our friend is)... We want to make sure these are still insured... Do we take out landlords insurance plus something else?

    Firstly - you need landlord insurance NOW. You are a landlord and have a tenant.

    You current insurance is invalid and will not pay out if there's a fire. Or subsidence. Or anything else you believe you are covered for.

    Next: many landlord buildings policies come with a basic £5K's worth of contents cover. This is designed for unfurnished tenancies where th LL provides basic carpets and white oods. Would £5K be enough?

    If not, buy a separate LL's contents policy to run alongside your buildings policy, either from the same or a differnt insurer.
