If you want a quick sale, it is going to cost you in price.
If your purchasers get whiff of you being prepared to drop in price, you bet you will lose money when they come back to you when they have a buyer....
You could ask the purchasers to market theirs at £Xk less and you drop by £Xk to get their property more attention if no one interested in it.
Give yourself a week and Im pretty sure you will get an idea of how likely they are to getting a a further offer. You need to ensure the EA and Solicitor keep quiet for a couple of weeks for sure.0 -

Firstly, our vendors have already left their property and moved somewhere else, their property is empty so they have very few "costs" to incur as such. Their previous sale fell through and so our offer is a re-sale as it is. Our solicitor says that our vendors still haven't issued a contract, so they appear in no hurry and a couple of weeks delay won't hurt them. I see no point in muddying the water with them at this stage. In two weeks, if things haven't resolved, I will tell them and request politely that they bear with us for a while.
Like somebody said, this is business and I'm not going to unnecessarily jeopardise our purchase. I know from our initial dealings that the vendors are skittish and could just withdraw at the slightest sign of trouble, I don't want that. It's not about being dishonest, it's about managing the risk.
Okay, all I wanted to know was whether it was worth using one of those companies, I had my doubts, but wanted confirmation.
You are exactly the type of purchaser I would not deal with. This is not all about YOU it is a chain of people trying to all move on with their lives.
Of course the vendors have costs, council tax, they still have utilities to pay even though the house isn’t empty, they are also losing any interest they might make when the cash from their home isn’t forthcoming but no this is about you!
I have back read your posts, I see that actually being totally honest is not something you understand so if you were my buyer you would be gone.
Put your haouse back in the market be honest, let your vendors move on with their lives as well. I know you won’t do this it is just not in your psychie to think of anyone else but you0 -
Woah, hold on... You haven't even had the draft contract from the vendors yet?0

It's all very well being "holier-than-thou" with me, thanks for the grand sweeping assumptions about my character.
Of course I am looking out for my interests, only a fool doesn't. You would never know what "type of purchaser" I was anyway. I most certainly don;t think just about me, have you ignored that I've been nice enough not to just pull out of the sale on my buyer due to their misfortune! Oh no, that's right, you only read what you want to read. However, I doubt my vendor would be so kind to me, so I'm protecting myself.
Council tax and utilities costs are not going to be ANY more if I string things out for a couple of weeks more, come on! Weak argument.
It's all a matter or perspective my friend.0 -

No, we've had our offer accepted and a memorandum of sale from the estate agents, solicitors have been instructed, I've completed all the initial forms, contents of sale etc and returned them. That's as far as we've got.0 -
You're a country mile from exchanging, then, even if everything was cool in the chain.0

You have not pulled out from your purchasers because you only had 3 viewings in 2 months and only one offer, so don’t pull the nice guy, it’s your one and only chance. That’s right I read what you yourself wrote.
It is simply unpleasant to ‘string things out’ but karma is a great thing as I am sure you will find out.
It is not for you to decide what is good for your vendors it I should for them to decide but you just wouldn’t get that.
As for me being holier than though because I am suggesting honesty is the way to go it reflect you not me that you think that.
My money is on this not turning out well!0 -

You don't really believe in karma do you?
hint: it doesn't exist0
