Advice on where to begin negotiations for this property.

Hi All,
I was hoping to get some advice from this wonderful group - What would you guys offer on this Property, its one of those of 'Offers in region of' listings, so I'm not sure where to begin negotiations at.
I've read up here people normally begin in the region of 90% of asking price etc..
Unfortunately as a new user I can post urls, - can someone be kind to do so?

Looks nice inside - nothing needs doing beyond decorating to your own taste, at least at first blush. Rear garden is either awful or awesome, depending.
But there's this: 4-bed on the same road, for an asking of £75K less:

Its a lot overpriced still even though it has already been reduced. For the price they are asking you would expect to get a garage on the side of the house not at the bottom of the garden.
I would think the value would be nearer £600k not what they are asking. Plus it is a long way from the station.0 -

Its in a different league too me, 2 bedrooms are long and thin, curb appeal is very lacking.0
