FTB - homebuyers report

Hi, I have received my homebuyers report and need some advice as I am a FTB and don’t really know what I’m doing. I have a few ratings of 3 which needs sorting urgently. It says damp was found internally due to chimney stacks and high damp meter readings recorded near to back door which they believe is a result of rising damp. Also cracking to front of property which they believe is result of slight movement to lintel below. High damp meter reading recorded in chimney plaster in bathroom and lesser extent to ground floor dining room. The fireplace has no air vents to provide ventilation. I don’t know if I should be worried at the cost of this?

  • Thanks for your help. It says I should do it before exchange of contracts which would be a struggle as I only have enough for deposit and to cover costs of solicitor etc. Would it be ok to sort it in a couple of months?

    You can't do the work before exchange of contracts because it's not your house.
    And it's generally considered inadvisable to ask the vendor to do it because if they agree they'll do the cheapest bodge job going.
    You could get some quote for the work and see where that leaves you. Is the house already priced to take the work into account?

  • No it was up for 94950 and they accepted 90 and it was valued at 90 so I doubt I can get any more off it. Ok thanks getting quotes will be my next step then!

    Have you kept some back for emergencies? I reduced my deposit to keep some money back Incase something breaks
  • I have payday in a week and will probably have another one by the time it all gets sorted but I was going to use that for furniture etc.
