mesh lines in title plan

Does anyone know what the mesh indicates in a title plan. THis is for a house I am looking to buy, but the vendor is unsure what it is.


Also, the parking the house is quite tight, so I asked the vendor abuout any parking issues with the neighbours. She showed me the photocopied title plan, which shows her land but parts of it have mesh lines on it.

I am not able to understand what these are and she tells me she doesn't know either.

    The parking space outside the garage is very narrow and even a small car will fit in with difficulty, also the front door of the house opens on the driveway and so coming out of the front door could be difficult if a car is parked there.


    The vendor showed me the spot where she 'used to park' when she had a car. But that part is also in the meshed area (it is next to the semi-circular green patch of grass which is visible from the bay windows of the house)

    Hard for us to say without seeing the text in the title, but I presume it's showing a communal road. Usually referred to as "cross-hatching" rather than "mesh".

    Brown rectangle - This is where the vendor said she used to park her car and I parked there as well (as taking it all the way back on the driveway would have meant that one of the car doors will hit the wall when opened). Also if we park our car all the way on the drive (next to the garage up and over door), we will be left with no space and will have difficulty entering the house.


    Green - Semicircular green patch of grass (visible from the bay windows of the living room)


    Yellow - Front door of the house which opens on the driveway

    Completely inventing an answer: I'd imagine that the mesh part is owned by the house, but isn't land you can park on, it's land others can cross/recross when manoevring their vehicles in/out of their spaces.

    So, the land would be owned by the house, but neighbours will need/want to use it to turn into/from their space.

    In some instances, you might be able to park there - but only when you know that you'd never be "in the way".... but if you came out and somebody else was parked there you could wave your bit of paper at them and say "Get Orf Moi Land".

    You see it a lot in modern developments - each of the houses owns a slice of the land from the road; others can cross over it on foot/by vehicle to get to/from their house, or for the purposes of loading/unloading, or if they had a maintenance issue being dealt with, but it's not an actual parking area for anybody, nor a playing area (e.g. kids with bikes/balls/etc).

    Your land.... nobody parks. BUT: once you know the neighbours and know who parks where/how/etc then you might "get away with it" so long as you don't cause a nuisance.... but once they say "Oi, my visitor can't get out when you do that" you'd have to cease, even though you own the land.

    By having each house own a specific slice, there's no management company to maintain any land as there are no "communal parts"

    But, as I said, I made that up as an answer
  • I would say it's shared access area especially if house 1 borders the road.
