Leasehold Management pack

In the process of purchasing a flat and only waiting on the management pack. This was sent through once already but was dated 2017, this is now pushing the exchange date back by 2-4 weeks. As this is a mistake on the managing agents behalf is there anything that can be done to fast track the new pack?

    You would need to get your vendors to speak to the managing agents who produce the pack to as you say "speed it up due to their mistake"

    Alternately your solicitor may wish to speak to their solicitor and ask the vendors to progress it.

    At the end of it theres no law or penalty you can enforce that makes them send it any quicker...or indeed any recourse for the fact that they sent an out of date pack.

    In my experience managing agents work at their own pace,some are better than others and if your vendor strikes lucky and speaks to a helpful member of staff on the phone it may get sent sooner than the 2-4 weeks they have advised...however everything slows over easter…..

    Just remember that going forward this company will be managing your service charges and the upkeep of the communal areas in which you live and have bought into!

  • If the managing agents are that bad then you can look forward to more inefficiencies once you have completed and get their service charge demands.

    You have Googled them to see there are no bad reviews in MSE or elsewhere, haven't you?

    Don't buy a flat where the managing agent has a bad reputation.

    Anyone know how I can get the name of the leasehold management company for the property I am trying to buy?

    Would like to see the reviews they have, turn around times etc?

    Ask the seller?
    Ask the seller's estate agent?
    Ask your solicitor?
    Ask the next door neighbour (you have spoken to them anyway haven't you....?)?
    Look at the management pack?
    Look at the form TA7?

    Haven't spoken to the neighbour - eeeek! Will neighbours find this a bit intrusive? or is this normal?

    My solicitor just sent some of the searches to me and says he is waiting for all the forms (missing leases) before making any enquiries. Draft contracts were sent in a three weeks ago and found out the seller has just made a payment for missing leases this week smh

    Should my solicitor send me a copy of the draft contracts (TA7 etc) now or should I just wait for the missing leases ?

    I always knock on a few doors. If I get a rude response, well, I've learned what kind of neighbourhood I'm considering moving into!


    If they are friendly, well, they might tell me far more about the building, management company, street, local school, whatever than the seller ever will......
