Buying new from David Wilson

Hello.
I'm trying to purchase a new David Wilson home. I'm trying for a part exchange. I've been told that to hold a plot and get things going I need to have my financials looked at by L&C to assess if I'm viable. I have a mortgage in principle already from a lender and proof of savings so I'm puzzled why I have to go through it with these specific people. We were told by one salesman that we didn't have to go through them and by another one that we do so I'm thoroughly confused.
These plots are selling very quickly and just getting my books back from the accountant has resulted in me missing out on two properties so I'm keen to get things done as soon as possible. I also like my financials to be sorted by completely impartial companies - there's seemingly some kind of commission/referrals thing going on there so I'd just like to be clear on it.
Can anyone advise from experience? Also, if anyone has experience on DW's policy on part exchange valuations too I'd appreciate it.

    We are also looking to buy new, not from David Wilson but with Taylor Wimpey. TW has asked us to do the same with their chosen FA to make sure we pass the "affordability check". The FA will do a soft credit check and then run through a few mortgage lender for a decision in principle.

    I think this is normal now and didn't see any harm on the check, apart from getting the occasional calls from the FA asking if we want to proceed with them.

    David Wilson homes are owned by Barratt builders. So it is actually going to be a Barratt house so all information about part exchange etc will come from Barratt.
