EA making me want to pull out of sale!! Urg

Hi All,
In the process of purchasing a house, had to renegotiate after HBS under valued it.
The EA are so rude and just talk at me and ignore what i say. I had to email the house owner direct to renegotiate after being told that the HBS was rubbish from the said EA. If it was down to the EA they would have lost the sale on the property as they would not even discuss renegotiating the price with me.
I cannot stand communication with the EA, the reprimand me, ignore anything i say, talk at me and dont listen to anything rather keep saying that im taking the !!!! (indirectly) and i can hear the distain in their coice when talking to me.
I dont think i did anything wrong. I asked negotiated hard at the start and renegotiated after the HBS, yet I am being made to feel like someone who is messing them around and being greedy. Honestly just feel like its not worth dealing with them after the drama.

Just having a rant.
P.s. this may be linked to me pulling out of a sale few months ago, which may I add is still on the market. They told me they wouldnt hold it against me.

Is it me? Is this normal? Or am I being over sensitive?

    You're in contact with the vendor? So just deal direct with them. No point in using the EA as a conduit between you and the vendor, is there?

    Thats what I said when the EA rang me but they told me thats ridiculous and I would slow down the chain and the vendor is uncomfortable dealing with me which contradicts the lengthly emails he was sending me.

    I know the EA stresses me out. But their reviews are amazing on FB and everywhere else I am starting to think its me?

    The EA works for the vendor, not for you. If you are negotiating directly with the vendor and they are comfortable with that, fine. The EA may be peeved that the vendor may well turn round and want to reduce their commission.

    I wouldn't place any credence on FB reviews of any business, let alone an EA. The penultimate property we sold, we did so privately. No EA, no commission and a bit more work for us. The last one was a retirement home. We used the one recommended by them - utterly shambolic and a nightmare to deal with. No doubt they have doctored or lost my scathing review of them...

    Just talk through your solicitors or direct to vendor, no need to involve the EA

    Really your solicitors should now be dealing with enquiries between yourself and the vendor.

    The estate agent should have little or no input going forward other than to hand you the keys on completion.


    Have to admit a pushy agent can be a real pain...Ive dealt with 2 in the past few years but the truth is they were both very overprotective of their sale and less interested in the methodical approach..one wanted to retain the property I was buying as BTL on their managed books ignoring that new agreements needed processing as I wanted my own agent to manage the property...the other agent just wanted the sale to go through before quarter end at whatever cost.


    If you are experiencing an attitude then simply write and tell them that further communication will be with the vendor via the solicitors.

  • The solicitor takes over when the price has been agreed usually. If you are trying to renegotiate, you should just put you offers in writing and they should pass that on.

    Absolutely no need to even talk to the EA really

    Just send them an email or letter directly to the vendor and explain that you have had a homebuyer survey which has provided you with a valuation based on the work required which is X. You would like to revise your offer to X. Could they please consider this and have the courtesy to let you know whether this is agreeable.

    If they come back and say it's not then you have a decision to make - either move on to another property or go with an agreeable price, which is higher than the home buyer survey.

    No need to let emotion get involved with this.

    You are not doing anything wrong but if you are appearing to be messing about and trying to get the price down at every opportunity then you are not a buyer people will want to deal with if you are getting into frustrated conversations with the EA.

    You need to look after yourself and ensure you are comfortable with the price but it would make me very wary of you as a seller. Simply keep your communication on point where you can.
