Do you know when the property transfers took place? If it was before the onset of advanced dementia there is nothing you can do, if it was well into his illness then I would consider taking professional advice.0

Even assuming there was a valid will (there may not have been), the fact probate wasn't needed is a very strong indication everything was simply left to your stepmother, doubtless in the fond belief that she'd 'see you right'. If she'd been in your father's life for years, it would be far from unusual for a couple to arrange their affairs like this. If that is the case, then yes, she now owns everything and has sole rights as to what happens to it when she dies.
They may have had mirror wills where either side leaves their share to each other. This is what my parents did and probate was not required. (My son used to support a drop in law clinics - and what is being described here is a regular problem that came up). Always down to who is the surviving partner and to how they chose to share the estate across the children of two marriages -if this has not been outlined.0
