Finding a list of all new build properties in an area

Maybe this is a bit of a long shot, but I'm looking to buy a new build property in a particular area, primarily within a 15/20 minute drive from/to Sunderland.

I am close to having a mortgage agreed in principle and very soon expect to have my current home on the market which I think is, for the price and size, very likely to be quickly sold.

Now I have a particular development in mind and while I'm quite 'keen' on it and the location, I want to be as well armed with data as I can be. Now I have been able to create a map of the area which covers 20 minutes drive to/from Sunderland, and I want to plot on locations of new build developments. Ideally, I can somehow find a list of similarly priced/sized properties which are new builds, and I can add these to my map.

It's not my intention to visit every single one of these properties, but I feel that being able to open my laptop and wave at a map with this sort of information on will help in my negotiation - I simply am not going to make this easy for them.

Has anyone got any suggestions how I could gather a list of new build developments together? I could just gather a list of developers together and trawl their websites but I was wondering if a MSEs know of a better data source?

    Rightmove.

    Select new builds only on the filter. Can't remember exactly where but think on left hand side on the filter results bit at top of screen.

    Type in the area. Hit search, then filter once results are loaded. Add the extra miles you want to search in too.

    Easy enough through Rightmove but your method of negotiation is flawed since property sales are driven by location and demand. A mile between two developments on the map might have a massive effect on the ground with proximity to schools etc. And why use only new builds for your comparables? Your new build will immediately become “second hand” on completion so I’d be very interested in that market in the immediate vicinity since there appears to be an insatiable demand for characterless Taylor Wimpey boxes at any price.

    You will be talking/negotiating with a salesperson who has been told what he/she can sell the property for... and what incentives they can offer etc.

    Opening your laptop and showing maps won't change anything.

    The prices will have been decided by a head office team, who will almost certainly have more experience than you in property pricing.

    Your comments probably won't get fed back to head office, but even if they were, I doubt they'd be influenced by them.


    FWIW, you sound like you want to be confrontational with the salesperson - that's generally not a good negotiation tactic.

    Often, the more aggressive you are with a salesperson, the more that salesperson will want to 'screw you over' with a worse deal.

    If it sounds like a long shot it usually is.

    A complete waste of your time.....you will look a complete plonker whipping out the laptop. Will give the salesperson something to laugh about though.

    It won't make a jot of difference. 20 min in one direction and 20 in the other means wholly different areas with potentially very different pricing.
    It will however make it very easy for them to dismiss you as uninformed and tell you that "of course there's a premium for this area compared to that one and if you think those houses are better value I suggest you buy one of those"
  • Thanks for the great feedback. I’m overthinking it and what I need to do is just sit back and listen, be a nice person to deal with and ultimately not rush into anything. This is why I asked and I’m glad I did. In fact, the better the relationship I have with the salesperson the more positive it all will be for all of us and it might just work out better. And I’ve saved myself a stupid task running around looking at data. Nothing wrong with me having my own aims and financials all planned out ok a spreadsheet but a softer approach seems appropriate. Thank you for the excellent advise!

    I bought a new build 2 years ago (and sold it, long story) but the sales people rarely give you anything. We even thought the site we were buying on was struggling to get rid of the last houses but they still wouldn't budge on ANYTHING. You can always ask, but don't assume you can negotiate on anything.
    Oh and avoid Persimmon if you can!
