First Time Buyer - Low EPC rating

I'm a first time buyer and have found a nice house for a very good price. The only drawback i can see is that the EPC rating is 'G'.
This seems very low. Can anyone advise the reasons for why this could be?
The house has double glazed windows and is a a terraced house.

Electric heating?
No insulation in walls, floor, roof?
Old EPC that hasn't been updated since double glazing installed?0 -
Could just be a mistake - we've had another listing here recently where it seemed to have defaulted to "G" for no good reason.0

Ask about loft and cavity wall insulation, as well as the age of the boiler. You could ask for details of any surveys the have had done (someone must have checked to come up with that G rating).
If it's a case of getting insulation installed and maybe a new boiler it might cost a few thousand which you could negotiate to knock off the asking price, or try to have added to your mortgage.0 -

I have a relative with a property with a G rating on the EPC , it's probably because they installed calor gas heating :eek:
I was looking at a property at the same time that barely had a roof with a better rating... you also get the projected rating and also environmental impact as well which will help
Look at all the info on the EPC not just the figures and when the EPC was done0 -

Thanks for all the feedback. Just had a look on that EPC register. It says the current rating is D (67) which is a massive difference!0

It is cheap because it will cost a fortune to heat, and will probably be damp and draughty. You are not allowed to let a property that poor any more, so landlords are offloading them if they are too expensive to upgrade and improve.
It is about time the market started valuing poor EPC properties lower than decent ones.
Personally I would not buy anything worse than C now.0 -
I looked at a house a few years back with an EPC score of 1.
Yes, 1. One. I think just having a full complement of walls and a roof gives you that many points.
We didn't buy it, but the EPC wasn't the reason.0 -
A big problem is they can change depending who the surveyor is, They can often go down if the new surveyor calculates it differently or is just lazy, bad at it.0
