(She asked if we could move our furniture in a day AFTER completion because she hadn't packed when we was near completion last week ..* Rolls eyes*)

Email your solicitor and mention this conversation. Ask them to ask vendor's solicitor to very clearly explain vacant possession to her, along with the fact legal completion normally happens on the morning of completion day and she needs to be out as soon as it does.

In reality, especially when people are mid-chain, they're often a couple of hours later (early afternoon) before they're actually finished moving out, but worth a stern word at this point given what you've said about her.

Also, if you've got any option to stay at the in-laws one more night and book removals for the day AFTER completion, I'd be tempted in this case. With one of our house purchases, completion happened in the morning as usual and our vendor didn't finish moving out and hand over the keys until after 5pm. They'd decided they could self-move with a hired-van out of a 4-bed house. Luckily, with that move, we were in rented and had previously decided not to move in till a few days later. If we'd been waiting outside with our removal truck it would have been hugely stressful! If you are moving in on the day and getting professional removals, check what they charge for moves that run late (some charge per hour after a certain time, e.g. 6pm).

I am doing similar but I am the vendor. I am buying a new build and there has been a slight problem in getting hold of a final piece of paper. My buyer wanted to complete this month, that would make 8 weeks from start to finish for her, I estimate that I can do it in 12 weeks, the paperwork is almost in place. I have no intention of pulling out from my sale but will not be rushed, I too love where I live now and if my buyer threatened to pull from my sale then I would simply put my property back on the market. My advice to the op, is to be patient, it will happen when it happens

OP I see that things have changed but in the meantime you have upset your vendor, good will and all that

If they are buying a place together, are you sure the background issue isn't him having to sell his place as well and therefore coordinate a parallel chain? This could explain her reluctance and not very convincing excuses about moving in to his place and the general air of mystery about things.
