Rent increase (private landlord)

Hi everyone, my first post here. So I am living in Scotland and renting from a private landlord. I signed a 6 month contract over a year ago. I’m now on a rolling contract. My landlord sent me a very unofficial looking email saying the rent was to increase by £120 a year (£10 a month). I know it might not sound a lot, but I’m not happy with it. There are plenty of other similar sized properties in the area charging similar or less for rent. Can they make me pay the extra amount even if we don’t have a contract with this amount on it? Or should I discuss it with them and let them know I’m not happy?

    You should tell them ASAP you’re not happy with it and that the current rent represents market value. Be polite but state the facts.
    Depending on their response you can decide whether to stay or leave.

    Obviously leaving involves the move, cleaning, inventory and fees so only you can decide.

    I wouldn’t get too fixated with the contractual matters right now, they might be typing up a formal contract as we speak so that could be a red herring.

    You should have received a tenant guide to renting from your landlord, as far as I recall it covers rent increases.
    Mortgage started 2020, aiming to clear 31/12/2029.

    It's in Scotland so won't (or shouldn't!) involve fees.
  • Just an update. I spoke to the agency and explained I wasn’t happy to pay anymore rent and they were happy to leave it as it is for now. Thanks

    Are you sure you have a rolling contract? If you signed your tenancy agreement on or after 1st December 2017 you have a Private Rental Tenancy which doesn't have s fixed term.
