Is this house overpriced?

This house has been on the market since September 2018 for £465,000 and another one further down for £435,000 already reduced but no takers. Are they over priced? Interested for comments!! Thanks

I lived in London for 51years, not a million miles from Harrow ,Ruislip to be more precise ,and in my humble opinion all properties in London are overpriced !!. Why not try an offer of 400.000K on the cheaper one?.0

Yes, they probably are overpriced. But what you, I, or "the market" thinks of the price is irrelevant if the vendor doesn't agree with that assessment - you only get a sale when the 2 parties can agree on a price both can accept.0

That is not really Harrow on the Hill. It is nearer to South Harrow which has a not very good reputation. The house is part of the Harrow on the Hill conservation area but to be in the really fashionable bit you need to be nearer the top of the hill not where this one is which is near the bottom. You will also notice that parking is a huge problem. For shopping South Harrow is nearer than Harrow town. Your nearest station is also South Harrow. Harrow on the Hill station which is quite a long way from there is a Metropolitan line station and has fewer stops to the centre of London than the Piccadilly line which is the line through South Harrow.
Taking all these things together.
1 It isn't in a fashionable bit of Harrow on the Hill.
2 It is nearer to the shops in South Harrow than Harrow on the Hill.
3 The nearest station is a Piccadilly line station.
4 South Harrow as a poor reputation as an area.
5 Parking is going to be huge problem because there is a pub nearby as well as too many cars generally.
Knowing what you can buy as a housing in Harrow closer to better transport I would say that this house is very overpriced for what it is.

It's only worth anything when buyer and seller agree a price.
Before then, it's either worthless or priceless, depending on your point of view.0
